Prestige Evergreen Vs Prestige Bagamane Temple Bells – Which Offers Better Value?

Prestige Evergreen in Varthur and Prestige Bagamane Temple Bells in RR Nagar solve two different buyer needs. Evergreen targets buyers who want a new-age, township-style address near the Whitefield–Varthur IT belt with strong metro access and long-term upside. Temple Bells is a ready, mid-scale community in Rajarajeshwari Nagar that suits families who want possession now at a more approachable ticket size, with established connectivity on the Purple Line. This guide compares location, scale, apartment mix, pricing, timelines, and real returns so you can decide which delivers better value for your specific use case.

Location & Connectivity: Varthur vs RR Nagar

Prestige Evergreen Varthur location SH 35: Evergreen sits on SH-35 (Whitefield Main Road) opposite Varthur Lake, placing it inside the East Bengaluru employment arc that feeds ITPL, RMZ Ecospace, and Ecoworld. The Purple Line already runs to Whitefield (Kadugodi), giving practical mass-transit reach for daily commuters. From Whitefield–Kadugodi, the east–west Purple Line connects through the core to the southwest, improving cross-city journeys.

Prestige Bagamane Temple Bells, RR Nagar: Temple Bells is in Rajarajeshwari Nagar with direct access to Mysuru Road and the NICE corridor. The locality has its own Purple Line stations, including Rajarajeshwari Nagar, which links residents across the city on a single line. For west and south-west employment hubs, this is convenient and predictable.

Network effect for Whitefield commuters: With the Yellow Line launched in August 2025, citywide transfers improved further via interchanges with the Green/Purple network, expanding rail options for cross-corridor trips (Whitefield side to Hosur Road and beyond).

Bottom line: If your work life revolves around Whitefield–ORR, Evergreen's catchment wins. If you prefer the calmer RR Nagar belt with quick access to Mysuru Road and a functioning Purple Line station nearby, Temple Bells works well.

Scale & Planning: Township vs Mid-scale Community

Prestige Evergreen: Market collateral positions Evergreen as a large, mixed-use style project with multiple residential typologies and an internal ecosystem focus. While specifics will firm up at formal launch, the pitch is clear: bigger canvas, broader amenity stack, and phased delivery in East Bengaluru's growth corridor.

Prestige Bagamane Temple Bells: Temple Bells spans ~13.5 acres, with multiple towers and generous open areas. It is fully developed and ready to move, which reduces execution risk for end-users who need certainty on timelines.

Verdict: Evergreen offers future-ready township living; Temple Bells offers a finished, established community feel from day one.

Apartment Options & Floor Plans

Prestige Evergreen floor plans: The mix includes 1, 2, 3, and 4 BHK homes. Buyers comparing a 3 BHK Prestige Evergreen Varthur configuration will find multiple layout tiers (2T/3T and with study) suited to family use near schools and tech parks.

Prestige Bagamane Temple Bells mix: The community offers 1, 2, 2.5, and 3 BHKs, making a 2 BHK Prestige Bagamane Temple Bells a common pick for young families who want a manageable size and ready possession.

Fit check: Choose Evergreen if you want newer plan logic and larger higher-tier options; choose Temple Bells for practical, mid-sized units that are already lived-in and well-understood by the resale market.

Price & Value Today

Prestige Evergreen Varthur price: Pre-launch guidance on brand microsites puts entry pricing around ₹1.1 crore for 1 BHK, with larger 3–4 BHKs stepping up into the ₹3–4+ crore band. As with any pre-launch, exact slabs and floor-rise will finalise closer to release.

Prestige Bagamane Temple Bells price RR Nagar: Temple Bells had launch tags in the mid-range bracket and today trades primarily in resale. Current portals show 2 BHK and 3 BHK resale asks varying by tower, floor, and fit-outs, with advertised thresholds from ~₹60–65 lakh upward, and premium, larger formats pushing higher.

Temple Bells resale price Rajarajeshwari Nagar: Listings indicate healthy liquidity for well-kept units; buyers should validate tower-wise trades and recent registrations before closing.

Takeaway: Temple Bells is more budget-friendly at the entry point due to resale dynamics. Evergreen commands a premium for location, scale, and new-stock advantage.

Status, RERA & Timelines

Prestige Temple Bells RERA number: PRM/KA/RERA/1251/310/PR/170915/000281. The project is complete and ready to move, which reduces execution risk.

Evergreen status: Market pages present Evergreen as an upcoming launch in the Whitefield–Varthur belt; buyers should rely on official Prestige updates for firm date and phasing before committing.

Real-World Returns: Rental Yield Varthur vs RR Nagar

Varthur/Whitefield: Average gross yields are around 3–4%, with some Whitefield pockets edging higher during 2025 on the back of the fully operational Purple Line and strong tech-tenant demand. For investor-buyers, that combination of rent plus capital growth can be compelling in the medium term.

RR Nagar: Typical advertised yields hover near ~3% on mainstream 2–3 BHKs, with steady end-user demand and the advantage of immediate occupancy.

Practical read: If you want higher long-run appreciation potential tied to the Whitefield job base and metro depth, Varthur edges ahead. If you want a stable, ready apartment with simpler entry pricing and predictable rents, RR Nagar is straightforward.

Which One Offers Better Value?

• Pick Prestige Evergreen if you prioritise a growth micro-market, township-scale planning, and the Purple Line's Whitefield–Kadugodi connectivity. For families weighing a 3 BHK Prestige Evergreen Varthur, the newer specs and amenity stack justify the premium if you plan to hold through delivery and early stabilisation.
• Pick Prestige Bagamane Temple Bells if you need a ready home in RR Nagar, want a 2 BHK Prestige Bagamane Temple Bells at a lower ticket, and prefer a calm, established neighbourhood with working Purple Line access today.

Short verdict: For new-stock seekers and long-term investors, Evergreen offers better value. For near-term movers and budget-first buyers, Temple Bells is the sensible buy.
